How does this process work?
It's simple. You fill out the home information form, which electronically submits your data to us. We will contact you to discuss the property. If there is a potential "win, win" situation, we will discuss potential offers and set up an appointment. We believe this is the fastest way to conduct business with today's technology.

How are you different from real estate agents?
Real estate agents will want to “list” your property. They charge you a commission to sell your property. There are no guarantees, if, when and how much your property will sell for. The average property takes months to sell. Some take over a year! This uncertainty causes great stress and anxiety. Usually not until the day your property sells and you get your check, do you even know exactly how much you’re going to receive.

We are here to cause a "win, win" situation, but if you are interested in selling you house with a Realtor, we have found several agents to be very reliable.

We are real estate investors. We do not “list” properties, we buy them. We do not charge any fees or commissions. Often within 24 to 48 hours we can make you a fast offer, and usually within 14 days or sooner you can close on your property, and you have your money! We relieve your stress. I have a realtor - is that a problem?
Normally, the numbers will not work if a realtor is involved. Our advice would be to go ahead and fill out our home information form. Call your realtor and ask what happens if you find your own buyer - will all commissions be waived? You should be able to negotiate a waived or significantly reduced fee. It's beneficial to get the ball rolling by exploring your options.

Do we pay Market or Retail Price?
Many easily get confused with what a real estate agent tells you the value of your property is and with how much money you will actually put in your pocket if, and when the property sells.

In the current state of home selling, it is quite common for a home or property to sell for 8 to 20 percent less than what the real estate agent lists it for.

Even if you get a full offer price, don’t be surprised that you will be required to do a number of repairs to satisfy the buyer or reduce the price accordingly. These repairs could easily cost thousands of dollars.

And while your property is on the market, who is paying your holding costs? (Monthly mortgage payments, needed repairs and maintenance) Those expenses cause your money to be tied up in the property, which could be making you money, somewhere else.

Finally there are realtors’ commissions which typically are 7% of the sales price, and your closing costs which can run as much as 3 percent.

Bottom Line:
A real estate agent could tell you your house or property is worth X amount of dollars. Sometimes an agent may know that your home isn’t worth what you are asking, but hope you will lower your price over time. Either way they get their commission. By the time your agent sells it, figure in your holding costs, repair costs, commissions, selling costs etc. etc., you might put X amount of money, less tens of thousands in your pocket!

Is there any risk, obligation or charge?
There is no obligation or risk to let a Local Guys staff member assess your property and particular situation.  Local Guys Equities, LLC will make you an offer that is fair and without high pressure without charge, fee, or commission.  We only work on a “win/win” basis, so if it doesn’t work for you, then we will wish you the best of luck and to keep us in mind should your situation change.

Do you only buy houses? What about condos, townhouses…?

How much do you charge?
Have you ever experienced when you got to the closing table, you found some “surprise” charges that you didn’t anticipate? Those charges resulted in you getting significantly less than you thought you were going to receive.

Local Guys does not charge a fee for our service when we buy your house. In fact, there are no commissions whatsoever. Typically, the buyer's closing costs are paid by us so you get a net amount at closing. You will know your net amount at the time you sign the sales agreement.

If I fill out the form, am I obligated to anything?
Absolutely NOT! There is no obligation whatsoever. We only ask that you communicate with us, so we can make you an offer for your home.  Just like any other normal real estate transaction, the only time you would be obligated to anything is if you enter into an agreement with us.

What if I'm in foreclosure?
